Conservation Areas & Listed Buildings

Conservation projects require more detail in the design. This doesn’t need to be intimidating.

At ES Architecture, we have experience working on listed buildings, locally listed buildings, and properties in conservation areas. Each site has its own rules and considerations, and planning applications are reviewed differently compared to standard projects.

In conservation areas, councils focus on maintaining or enhancing the unique character of the area. This affects elements like position, scale, materials, and detailing. Even minor changes, such as windows or rooflights, often need planning permission. Applications are usually reviewed by conservation officers, who provide specialist advice on whether proposals respect the character of the area.

Listed buildings require an extra level of protection. Any work that changes their historic or architectural significance usually needs Listed Building Consent as well as standard planning approval. Many of the rights that normally apply to homeowners, like minor extensions, under permitted developments will not be available.
